📖 Two-Way Calendar Sync Guide
Step 1: Import FROM Airbnb/VRBO (pulls their bookings into Caribbean Breeze)
Airbnb:
1. Go to your listing on Airbnb → Calendar → Pricing and availability
2. Scroll down to "Connect calendars"
3. Click "Export Calendar" and copy the .ics link
4. Paste it in the Airbnb iCal URL field above
VRBO:
1. Go to your listing on VRBO → Calendar
2. Click "Import/Export" or the gear icon
3. Click "Export Calendar" and copy the .ics link
4. Paste it in the VRBO iCal URL field above
Step 2: Export TO Airbnb/VRBO (pushes Caribbean Breeze bookings back)
Airbnb:
1. Copy the Export TO Airbnb/VRBO link shown on each property card above
2. Go to your listing on Airbnb → Calendar → Pricing and availability
3. Under "Connect calendars", click "Import calendar"
4. Paste the export link and give it a name like "Caribbean Breeze"
VRBO:

⚡ How it works
Once both directions are set up, Airbnb/VRBO will automatically check for new Caribbean Breeze bookings every few hours. Any direct bookings made through your website will show as blocked dates on Airbnb and VRBO — no double-bookings!

💡 How Dynamic Pricing Works
1. Base Price → Set per property in the Properties tab (e.g. $125/night)
2. Season Multiplier → Applied first. Peak season at 1.4x turns $125 into $175
3. Holiday Surcharge → Fixed $ amount or multiplier added on top of seasonal rate
4. Occupancy Adjustment → If 80%+ of properties are booked that week, price goes up. Under 30%, it dips
5. Length Discount → Tiered: 7+ / 30+ / 180+ / 365+ nights (longest match wins)
6. Last-Minute / Early Bird → Auto-applies based on booking lead time
Priority: Holiday surcharges override seasonal multipliers for overlapping dates. Discounts stack but are capped so the price never goes below 40% of base.

📴 Guest Push Notifications
When guests open their portal, they are asked to allow notifications. If they accept, they will receive push notifications on their phone/browser when:
✓ Their issue report status changes (submitted → in progress → resolved)
✓ Their maintenance/cleaning request is approved
✓ You send them a message through the admin panel
Push notifications work even when the guest portal tab is closed. If the guest adds the portal to their home screen, it works like a real app.
💳 Payment Account Settings
Add your payment account details so guests know where to send payments. These details will appear on guest booking confirmations and the payment portal.
🎯 Guest Concierge Settings
Control what the AI concierge recommends to guests. Promoted businesses get boosted in recommendations. Dissuaded businesses are excluded and guests are steered away.

These businesses will be actively recommended by the AI concierge when guests ask for suggestions.
🚫 Dissuade
These businesses will NOT be recommended. If a guest asks about one specifically, the AI will gently suggest alternatives instead.
📍 Verified Places
These are verified real places that the AI concierge and Island Happenings can recommend. Only enabled places will appear in AI-generated content. Promote and Dissuade lists above take priority.
💡 How It Works
Promoted businesses are injected into the AI concierge's instructions. When a guest asks "where should I eat?", promoted restaurants appear first with any special notes (discounts, partnerships, etc.).
Dissuaded businesses are flagged as places to avoid. The AI will never recommend them, and if a guest specifically asks about one, it will politely suggest better alternatives.
Verified Places form the master list of real, confirmed locations that the AI can reference. The AI will only recommend places from this list (plus any Promoted businesses). Uncheck a place to temporarily hide it from AI recommendations without deleting it.
Priority order: Promote > Verified Places > Dissuade (always excluded)
This applies to the guest portal concierge, the standalone concierge page, and the Island Happenings daily guide.

Each person only needs to do this once per device. Notifications are sent automatically every morning at 6 AM (DR time) with a summary of check-ins, checkouts, issues, and more. Tap the notification to open the full briefing.
🌴 Island Happenings
AI generates a full daily guide with weather, activities, and tips every morning at 8:30 AM. The guide auto-sends as push + email at 9 AM. You can also generate and send manually.
