We understand that travel plans can change. At Caribbean Breeze Properties, we've designed a cancellation policy that's fair to both our guests and our property owners. Our goal is to give you flexibility while protecting everyone's interests.

Good news: A cancellation made 30 or more days before your check-in date is eligible for a full refund (minus any non-refundable fees, if applicable). This is our most flexible option.
Special Circumstances
Hurricane & Natural Disasters
Your safety and well-being are our top priority. If a hurricane, tropical storm, earthquake, or other natural disaster occurs before or during your stay that makes travel unsafe or impacts your reservation:
- You'll receive a full credit toward a future stay with us
- The credit is valid for 12 months from your original check-in date
- No refund will be issued in cash, but the credit can be applied to any future Caribbean Breeze booking
- If you prefer not to rebook, you may request a 75% refund after 12 months
Medical Emergencies & Death in Family
If you experience a serious medical emergency or loss of a family member that prevents travel:
- Contact us immediately with supporting documentation
- We'll review your situation individually and work toward a fair solution
- Full or partial refunds may be issued at our discretion
- A future travel credit is always available
Travel Restrictions & Government Advisories
If government travel bans, visa denials, or official travel advisories prevent your arrival:
- You're eligible for a full credit toward a future stay
- Partial refunds may be available depending on circumstances
- Contact our team with supporting documentation from official sources

How to Request a Cancellation

What to Include
When you request a cancellation, please provide:
- Your booking reference number
- Guest name and email
- Check-in date
- Reason for cancellation (helps us improve our service)
- Preferred refund method (credit card, bank transfer, or future credit)
- Any supporting documentation for special circumstances
Processing Timeline
Here's what to expect when you request a cancellation:
- Confirmation: We'll acknowledge your cancellation request within 24 hours
- Verification: We'll verify the cancellation date and applicable refund amount
- Processing: Your cancellation will be processed within 2 business days
- Refund: If approved, your refund will be issued within 5-10 business days
All refunds are processed back to your original payment method. Bank transfers may take an additional 2-5 business days to appear in your account, depending on your financial institution.
Modifications & Date Changes
Changing Your Dates
We understand plans change. If you'd like to modify your stay dates:
- Contact us at least 30 days before your original check-in date
- Changes are subject to property availability
- If your new dates are cheaper, we'll apply a credit to your account
- If your new dates are more expensive, you'll pay the difference
- A modification fee of $50 may apply if the change is within 30 days
Extending Your Stay
Want to stay longer? Great! Contact Breeze AI Concierge during your stay:
- Extensions are offered at the current nightly rate if available
- We'll do our best to accommodate you, but can't guarantee availability
- No extension fee applies
Refund Methods
Payment Method Refunds
Most refunds are processed back to your original payment method:
- Credit Card: Refunds appear within 3-7 business days
- Bank Transfer: Refunds appear within 5-10 business days
- PayPal: Refunds appear within 2-3 business days
Travel Credit Alternative
Prefer not to wait for a refund? You can request a travel credit instead:
- Travel credits provide 100% of eligible refund amounts
- Credits are valid for 12 months from issue date
- Credits can be used for any Caribbean Breeze property
- No processing fee for travel credit option
Tip: Travel credits often have more flexibility than cash refunds, and you help us plan better when you rebook. Consider a credit if you might travel again!
Non-Refundable Fees
While we work hard to make refunds fair, a few items cannot be refunded:
- Payment processing fees: Credit card or bank transfer fees charged by payment processors (typically 2-3%)
- Currency conversion fees: Fees from your bank when converting currencies
- Add-on services already rendered: Airport transfers, pre-arrival grocery service, or activities already booked and non-refundable
Any applicable non-refundable fees will be clearly deducted from your refund and explained in your cancellation confirmation.
Important Notes
No-Show Policy
If you don't arrive for your reservation and haven't cancelled in advance:
- No refund will be issued
- The full nightly rate for your entire stay will be charged
- Contact us as soon as possible if you won't be able to arrive
Cancellation Timing
Cancellation dates are based on when we receive your request, not when you decide to cancel. For refund eligibility:
- Cancellations received before midnight (property timezone) are processed as same-day cancellations
- Cancellations received after midnight are processed as next-day cancellations
- We recommend contacting us by email or WhatsApp for a timestamped record
Group & Multi-Property Bookings
If you've booked multiple properties or a group reservation:
- Each property booking is treated separately for cancellation purposes
- You may cancel individual properties without affecting others
- Refunds are calculated per property based on its individual cancellation date
